As with so many problems that plague a mobile home, a sagging ceiling can usually be traced to settling. So can a ceiling leak, and its accompanying water
stains.
Sometimes the weight of a poorly supported ceiling pulls the panels away from their staples. You’d be wise to investigate the true cause of a ceiling defect. Remedy that before you go ahead with ceiling repairs.
To deal with a sagging ceiling panel, pull aside trim moulding and hammer in flat-head nails to rebind the panel to the ceiling joists. Space the new nails about 6 inches apart. Snap the moulding back over the panel seam and you’re finished.
Touch up small scrapes with paint. To cover ceiling stains where new gypsum panels were not necessary, roll on regular wall paint. Use special acoustic-tile paint to cover waterspots on those materials.
When you notice a bulge around a rosette, look out! Debris has worked down between ceiling joist and panel during transit, or during subtle shifting of the house. If the bulge breaks, the panel might fall. You can sometimes cure this with a scrap of screen wire and some spackling paste. On the other hand, you may need a whole new ceiling panel.
